In 2000, Cibolo was a town of about 3,000 people. By the 2010 census it had passed 15,000, and by 2020 it was over 32,000. Much of that growth was new subdivisions off FM 78 and FM 1103, so a large share of Cibolo homes were built in the last twenty-five years and most of their roofs have never been replaced.
That puts the city at an interesting point. The homes from the first wave of building in the 2000s, in places like the early sections of Saddle Creek Ranch, are now old enough that their original shingles are wearing out. The homes still going up in newer phases are years away from needing anything. On the same drive you can pass roofs at both ends of their life.
The first wave is where the questions start: owners who are noticing worn shingles, a stain on a bedroom ceiling or a neighbor’s new roof, and want to know whether theirs is next. The inspection is free, you get photos of everything, and the answer is honest even when it is “not yet.”

A production builder roofing a whole subdivision usually installs the most economical shingle available. It does its job, but it tends to wear faster than a heavier architectural or impact-resistant product, especially under long Texas summers. Signs that a first roof is wearing out include granules in the gutters, edges that curl or lift, and shingles that look patchy in color.
Replacing it is also the chance to fix things a builder may have rushed: missing or undersized attic ventilation, short starter strips at the eaves, or flashing that was never sealed well. We look for those during the inspection and note them on the estimate so they are part of the plan.
On a roof that is ten or twelve years old with one damaged area, a repair is usually the sensible call. On a roof closer to twenty with wear across every slope, spending money on repairs tends to buy only a little time. We will tell you which side of that line your roof is on and show you the photos that support it.
If a replacement makes sense but the timing is hard, financing is available on approved credit through a third-party lending partner, so the roof does not have to wait for the budget to catch up.
