Dallas is a big city, and we will be straight about where we fit in it. Our office is in Frisco, north of the city line, so most of our Dallas work is in the northern half of town: Far North Dallas up along Preston Road and the Tollway, Preston Hollow, and Lake Highlands to the northeast. The housing in those parts of Dallas is much older than in the suburbs we come from. Lake Highlands and Preston Hollow both have a lot of homes from the 1950s and 1960s, many of them ranch houses, mixed in with newer and much larger rebuilds. On a roof that has been replaced two or three times over that many decades, we often find layers of history: older decking, patched flashing, and vents added in places they were not first planned.

Dallas also has a long record of severe storms. The June 13, 2012 hailstorm dropped hail up to baseball size across the city, with reports along Highway 75 near Forest Lane and Walnut Hill, and insured losses reached about $2 billion. In October 2019 an EF3 tornado tracked through northwest Dallas, Preston Hollow and across Walnut Hill toward Richardson. Roofs that were replaced after either storm are now well into their own lifespan.

Older Roofs, Bigger Surprises

A 1950s or 1960s Dallas house rarely has the roof it was built with, and you usually cannot tell from the street how many times it has been redone or how well. Tear-offs on homes this age can uncover soft spots in the decking that nobody knew about.

We talk through the possibility of damaged decking before the job starts, so it is not a surprise on the day, and we photograph what we find once the old roof is off.

Hail Season Inside the City

North Dallas sits in the same spring hail pattern as the suburbs to the north. In April 2017, for example, hail up to golf-ball size was reported in Far North Dallas near Preston Road and Frankford Road and near the George Bush Turnpike at Preston. Mature trees in older neighborhoods can shield one side of a roof and leave the other exposed, so damage is often uneven.

That is why we photograph every slope, not just the one facing the street. If a storm passed and you are not sure whether your roof was hit, a free inspection gives you an answer either way.
