From century-old houses near the downtown square to master-planned subdivisions on the west side, McKinney roofs are not all the same job.
McKinney has been the Collin County seat since 1848, and it has some of the oldest housing in the county. The historic district around the downtown square has Victorian and Craftsman houses from around 1900, some with steep, narrow roof sections and additions that were roofed decades apart.
Most of McKinney is much newer than that. The city was a town of about 21,000 people in 1990, reached about 54,000 by 2000 and passed 195,000 at the 2020 census. That growth filled in large master-planned communities such as Stonebridge Ranch and, in the south part of the city, Craig Ranch, whose homes were mostly built from the early 2000s onward.
So a McKinney roofing call can mean two very different things: a careful repair on an older house where the structure underneath has a history, or a first full replacement on a 2000s home after hail. We inspect for free either way and show you photos before recommending anything.
Older McKinney houses often leak where an addition meets the original roof, or around a chimney that has been re-flashed more than once. We trace the leak, photograph the cause, and quote the repair rather than the whole roof when a repair will hold.
If you are buying or selling in McKinney, or just want to know where your roof stands, a look before you decide is worth having. Our inspection is free and comes with photos, including drone shots of slopes that are hard to reach on a tall house.
In Stonebridge Ranch, Craig Ranch and the other 2000s subdivisions, many roofs are still the original builder shingles. When one is past saving, we tear it off, check the decking, and install the new roof from a written estimate you have already approved.
Some McKinney owners want metal on a porch, a detached building or the whole house. We can talk through where metal makes sense for your home and price it beside shingles so you can compare.
On a McKinney house from the early 1900s, the decking may be original plank boards rather than plywood, and earlier roofers may have left more than one layer behind. We plan for that during the inspection, so the estimate covers what is likely to be under the shingles, not only what is on top.
These homes also tend to have steeper sections, dormers and tight valleys. The work goes slower and the details matter more, and we would rather tell you that up front than rush it.
West McKinney Subdivisions and Hail
Storm records compiled from National Weather Service reports list 18 hail reports within ten miles of McKinney in 2023, the largest about 2.5 inches. Hail like that tends to hit a whole subdivision at once, which is why you may see several roofs on one west McKinney street being replaced in the same month.
If your neighbors are getting new roofs, it does not automatically mean you need one. We inspect your roof on its own merits and tell you plainly if it is fine.
Homes With Pools and Big Backyards
Many newer McKinney homes have a pool or a large patio right under the back roof slope. We talk through the cleanup plan for those areas before a tear-off starts, and we walk the yard for nails and debris before we leave, because nobody wants to find a roofing nail on the pool deck a week later.
Why McKinney Homeowners Call Viva Roofing
The estimate covers what is underneath. On older McKinney houses we plan for what the tear-off is likely to reveal, so the paper matches the job.
No upselling. If a repair will fix your McKinney leak, that is what we quote. Our reviews mention fair pricing again and again.

Yes. Houses near the downtown square can have plank decking, old layers of roofing and steep sections. We inspect first, photograph what we find, and write an estimate that plans for what is likely underneath.
Can you fix a leak on my McKinney roof without replacing it?
Often, yes. Leaks on McKinney homes frequently come from where an addition meets the original roof or from chimney flashing. If a repair will hold, that is what we quote.
My home in Stonebridge Ranch or Craig Ranch still has its original roof. Is it time?
It depends on the roof, not the neighborhood. Many of those homes date from the 2000s, and hail can shorten a shingle's life. A free inspection with photos will show you whether yours needs work.
