Garland's brick ranch homes from the 1960s through the 1980s are some of the most reroofed houses in Dallas County, and each new roof is only as good as what is under it.
Viva Roofing handles roofing in Garland from our office on Lebanon Road in Frisco, about half an hour north. Garland is a big city of roughly 250,000 people northeast of Dallas, and most of it was built out decades before the suburbs we come from. Neighborhoods here go back to the 1950s, and a large share of the houses are single-story brick ranches from the 1960s through the 1980s.
That age matters more than anything else on a Garland roof. A house built in 1972 has likely had two or three roofs already, and the person who put on the last one may have cut corners we only find when the shingles come off. Low-pitched ranch roofs also shed water more slowly than steep ones, so small flashing problems turn into stains on the ceiling.
North Texas hail is the other half of the story. Most of our DFW work follows hail, and Garland sits right in its path between I-635 and the President George Bush Turnpike. A free inspection gives you photos of every slope, dated and yours to keep, so you know where your roof stands before deciding anything.
On an older Garland ranch we tear off to the decking, because that is the only way to see forty or fifty years of roofing history. Any soft or damaged boards get shown to you, and their cost goes in writing before the new roof goes on.
A lot of Garland leaks come from a cracked pipe boot, a worn valley on a low-slope ranch roof, or flashing that has pulled away from an old brick chimney. When a repair is the right answer, that is what we quote, and customers tell us we do not upsell.
After North Texas hail moves through Garland, we inspect the shingles, ridge, vents and gutters and photograph each slope. If you choose to file a claim, it is between you and your insurer, and you can share our photos with them.
Some Garland owners want to stop replacing shingles every couple of decades, and metal is one way to do that. We can look at your roof and walk you through whether metal or a Class 4 impact-resistant shingle makes more sense for the house.
The classic Garland house is long, low and brick, with a shallow hip or gable roof and a chimney or two. Shallow pitches hold water and debris longer than steep ones, so valleys, the edges of the roof and the flashing where the roof meets brick wear first. Many of these homes also had vents, skylights or a patio cover added years after they were built, and each addition is another seam that can leak.
Under the shingles we often find more than one layer of old roofing, or decking that has softened from a slow leak nobody noticed. A full tear-off clears all of that away. You get photos of the bare decking, and anything that needs replacing is priced on the written estimate first, so the final bill matches what you agreed to.
Storms, the Lake and Garland Roofs
Garland's east side runs along Lake Ray Hubbard, and storms coming across the open water can bring strong wind along with North Texas hail. The December 2015 tornado that crossed Garland and Rowlett is part of the city's history, and many roofs in its path were rebuilt afterward. Those roofs, and the ones put on after hail since, are now getting older too.
Hail damage is hard to judge from the driveway, and wind can lift shingles without tearing them off. If you are not sure what the last storm did, call (972) 402-5427 and we will set up a free inspection with photos of every slope and a line-by-line written estimate if work is needed.
Choosing Shingles for a Garland Home
Most Garland homes are roofed in asphalt shingles, and on a replacement the main choice is between a standard architectural shingle and a Class 4 impact-resistant one. We put both side by side on your estimate, so you can weigh them for a city that sees hail as often as this one does.
On a single-story ranch the roof is a big part of what you see from the street, so color and profile matter too. We are happy to talk it through with you before you decide.
Why Garland Homeowners Call Viva Roofing
Every line in writing. On a Garland house that has been reroofed before, surprises are common, so decking and flashing are priced on paper before we start.
The owner stays involved. Viva Roofing has been family-owned since 2021, and Mike stays involved from the first inspection through the final walk-around.
A repair when that is enough. If your Garland roof needs a new pipe boot or a valley fixed rather than a whole new roof, that is what we recommend.
Half an hour from Frisco. Garland is about 30 minutes from our Frisco office, so it is part of our regular North Texas route.
What is the cheapest type of roofing for a Garland home?
For most Garland houses, asphalt shingles cost the least to install, which is why nearly every ranch in the city has them. The price of your roof depends on its size, pitch, how many layers come off and what the decking looks like underneath. We give you a free inspection and written estimate so you can compare a standard architectural shingle with a Class 4 impact-resistant one.
What is the 25% rule for roofing?
Florida has a 25 percent roof rule in its building code; Texas does not have a statewide one. In Garland, whether to repair or replace depends on how far the damage goes, the city's building code and your policy. The free inspection gives you photos of every slope and a written estimate for each option.
My Garland house is from the 1960s or 1970s. What happens on a replacement?
We tear the roof off to the decking. On homes that age there is often an older layer or some softened boards. We show you any decking that needs replacing and put that cost in writing before the new roof goes on.
Who is the best person to fix a leaking roof in Garland?
A roofer who will find where the water is actually getting in, which on a low-pitched Garland ranch is often a pipe boot, a valley or chimney flashing. We inspect for free, photograph the problem and quote a repair when a repair is the right answer.
Did the last hail storm damage my Garland roof?
Hail bruises are hard to see from the ground. Dents in gutters, vents or window screens are a sign the shingles deserve a closer look. Our free inspection includes dated photos of every slope that you keep either way.
What do I say to my insurance adjuster about my roof?
Stick to what you know and what the photos show. The claim is between you and your insurer, and you file it yourself. We provide inspection photos you can share, and if the claim is approved we work from the adjuster's approved scope.
